Home Prices Show Strongest Gain in 6 Years: NAR

Existing-home sales rose to 4.62 million (seasonally adjusted annualized rate) in April from a downwardly revised March rate of 4.47 million, the National Association of Realtors (NAR) reported Tuesday. Economists had forecast the April sales pace would be 4.66 million.

The median price of an existing home climbed 10.1 percent to $177,400 from $161,100 in April 2011, the strongest year-to-year gain since January 2006. The median price in April reached its highest level since July 2010 when it was $182,100. Continue reading →

Sacramento median home price rises for first time since July 2010

It may mark only a faint spark of hope for homeowners, but housing experts think the small uptick in Sacramento home prices reported Thursday could be a sign the long fall is over.

In March, Sacramento County saw a 1.3 percent increase in the median resale price of detached single-family homes compared with March 2011, San Diego-based DataQuick reported. The median price rose from $160,000 a year ago to $162,000 last month.

That may not sound like much. But it was the first time in 20 months that Sacramento home prices stopped falling year over year, the real estate information service said. The last time prices rose was in July 2010, when buyers rushed to finish purchases before federal and state tax credits expired.

By contrast, the newest bump in the median price is driven by the market, not stimulus programs, analysts said. Continue reading →
